Use a consistent reporting date

Identify the rent roll date and show which units are occupied, vacant or unavailable. Explain concessions, delinquency and material changes separately so scheduled rent is not confused with collected income.

Reconcile the supporting records

Use operating statements with clearly labeled periods and explain differences between the rent roll and reported collections. Include lease expirations and planned renovations where relevant to the business plan.

Separate current performance from the plan

If the proposal depends on renovations, lease-up or rent changes, show those assumptions separately from current operations. Explain the timing, cost and funding of improvements without presenting projected results as achieved.

Describe the transaction

Include whether the request is an acquisition, refinance or transitional financing scenario. Provide existing debt, requested capital, sponsor contribution and timing so the property information can be evaluated in context.
